Whitewater Adventures, LLC purchased a run-down property in downtown Siler City, NC with the vision of bringing it back to its former self. A property within the historic district, features on the exterior and interior had to be preserved. But, it was not without surprises!
The facade was renovated to its former version. 2nd floor windows were replaced, window boxes were reglazed, new lighting installed, and storm drainage was repaired. However, the (non-original) aluminum canopy blew down in a storm during construction, so the team demonstrated to the Department of Interiors that it was not historic (this took some convincing and caused a few months delay in exterior progress). Photographic evidence was located and the canopy was not required to be replaced. However, an immense amount of rot was discovered with some not-so-great structural issues, so more effort was required along the front.
On the interior, demolition on the 2nd floor revealed remnants of a fire (long ago). More structural repairs. Original hardwood floors were not as anticipated (staining, water damage, differing types, etc.), requiring a lot of additional TLC. In the end, a unique look was achieved that added some character.
The building now houses 2 retail tenants and 4 apartment tenants.
The project was completed in 2023. Maurer Architecture designed the renovation and Ten Penny Construction provided the construction phase services.
